Design Study - Consrtuction

When you wish to build your own home the procedure is the following:

  1. Firstly you have to get in touch with us via a form that you complete in our web page to let us know your own proposals and needs with regard of how you imagine your home. In particular we are interested to know the total area, number of rooms, balconies, roofs and the morphology of the landscape.
  2. In accordance with the above conditions we create an architectural proposal that we use as a base to discuss any alterations that the client wishes to do.
  3. If the proposal becomes acceptable follows the issue of building licence in the town-planning. The cost (design study and taxes) is calculated beforehand.
  4. With completion of the design study we propose the materials that will be used for the construction.
  5. Follows an analytical budget material and a technical report with all the details.
  6. The payment of construction stage is progressive and with the progress of works (advance 30% for closure of prices).
  7. The construction timescale; up to the delivery of the home is 6 to 12 working months from the signature of contract.
  8. The average cost for a residence arises approximately in 1,200€/m². This presupposes of course that the plot is flat, because in case of high slope, retaining design studies will be needed, which means increase in the construction cost. As well, any further configuration of the landscape (e.g. swimming pool) is cost accounted extra.
  9. The costs of the transfers (Inland Revenue, legal fees, lawyers and notary public) so much of the plot, as much as of the residence amount to 10% of the total fee.
